General Building Exterior Maintenance and Repair

With our core competency of waterproofing the building envelope, DBS offers long-term maintenance support for roofing and walls, including preventive maintenance, emergency repairs, planned restorations, and a Roof Asset Management Program (RAMP) to help you track every aspect of your building envelope's maintenance history.

Emergency Disaster And Relief

The DBS Disaster Emergency Response Plan integrates a multitude of services for timely response when disasters strike.

Perimeter Security

To secure your facility's perimeters, DBS provides permanent, structurally sound fence systems, as well as maintenance and repair for existing systems.

HVAC, Lightning Protection, And Misc. Services

Specialized services, such as maintenance and repair of HVAC and exterior mechanical operations; lightning protection systems; and misc. facility-related services, such as window repair, renovation and replacement are also available.

Delivery Advantages

Depending on your needs, DBS can either quote individual projects or deliver services on a continuing contract. Continuing contracts are an attractive alternative for quasi-government agencies such as schools that have procurement guidelines that require them to get three quotes for any work over a set sum. With a continuing contract, you advertise for proposals based on qualifications to provide continuing services under one contract. If the contract is awarded to DBS, we will assist you in defining the scope of work and creating the construction documents for each individual project, with individual quotes for performing them. The purchasing department then issues a purchase order for the project, drawing upon the balance of the annual contract amount. Such contracts are negotiated for set amounts and durations, and typically include an annual renewal clause for the benefit of both parties.

Because the design-build process is competitively negotiated, there is no obligation to accept the lowest bid when dealing with sub-contractors. Decisions take into consideration all critical factors, including a sub-contractor's reputation for responsiveness, financial stability, familiarity with similarly complex applications, and ability to meet the required deadlines. This is of particular advantage to government agencies and private organizations that plan to hold on to their facilities for 30 years or more, since it allows the building owner to negotiate with a single-source design-builder on the basis of total life-cycle returns on his initial capital investment.
